The Greater Metro Denver housing market continued to experience a significant surge in active listings, with a 59% year-over-year increase. This growth is evident across both single-family homes, which rose by 53%, and condo/townhome listings, which saw a substantial 70% increase. The most notable growth in active listings is within the $0 to $499,999 price range, where listings increased by 75% compared to the previous year.

Demand - Pending Sales

4,350 Pending Sales up 5% Year Over Year

Demand, a snapshot of new pending sales, decreased by 3.2% when compared to last month. Last year at this time we saw 4,152 pending sales.

Implications for Buyers

  • More Options: With a surge in active listings, buyers have a wider selection of homes to choose from.

  • Potential Negotiation Power: The increase in days on the market YoY suggests homes are taking longer to sell, which may give buyers more room to negotiate on price and terms.

  • Showing to Pending Was Down: Buyers are seemingly making quicker decisions when viewing a home they like as evidenced by the decrease in average showings to pending.

Implications for Sellers

  • Increased Competition: The surge in active listings, particularly in the lower price ranges, means some sellers are facing more competition.

  • Pricing Strategy: With more homes available and a slight increase in pending sales YoY, sellers may need to adjust their pricing strategy to attract buyers.

  • Time on Market: Properties are taking longer to sell compared to last year, so sellers should be prepared for a potentially longer selling process.
