Inventory Soars: Metro Denver Market Sees 59% Increase in Active Listings
The Greater Metro Denver housing market continued to experience a significant surge in active listings, with a 59% year-over-year increase. This growth is evident across both single-family homes, which rose by 53%, and condo/townhome listings, which saw a substantial 70% increase. The most notable growth in active listings is within the $0 to $499,999 price range, where listings increased by 75% compared to the previous year.

Demand, a snapshot of new pending sales, decreased by 3.2% when compared to last month. Last year at this time we saw 4,152 pending sales.
Implications for Buyers
More Options: With a surge in active listings, buyers have a wider selection of homes to choose from.
Potential Negotiation Power: The increase in days on the market YoY suggests homes are taking longer to sell, which may give buyers more room to negotiate on price and terms.
Showing to Pending Was Down: Buyers are seemingly making quicker decisions when viewing a home they like as evidenced by the decrease in average showings to pending.
